Commercial Building Leak Detection and Repair

At Connect Access, we use rope access to inspect difficult-to-reach areas of commercial buildings across Auckland and Hamilton. We investigate the likely entry point of moisture, document what we find and carry out repairs within an agreed scope.

Our Services

  • Inspection of suspected exterior entry points
  • Investigation of façade flashings
  • Targeted sealant and joint repairs
  • Inspection of high-level gutters and drainage
  • Repairs to membranes and exterior coatings
  • Photographic findings and reporting

Why Building Leaks Are Difficult to Locate

Water can travel behind a façade, along a structural element or through a ceiling space before it becomes visible indoors. Repairing the area directly above a stain may leave the actual entry point untouched.

Height adds another challenge. The suspected defect may be on a parapet, around a ninth-floor gutter or at a joint that cannot be inspected properly from the ground. On an occupied building, access must also be planned around tenants, entrances and daily operations.

Common signs that call for investigation include:

  • Stains or dampness that worsen after rain
  • Recurring leaks after a previous repair
  • Water appearing near windows or façade joints
  • Moisture around an upper-floor ceiling or wall
  • Visible deterioration of exterior sealant or coatings
  • Overflowing or damaged high-level gutters

An investigation should establish what has failed before a repair method is chosen.

How We Investigate and Repair Exterior Leaks

We begin with the information you already have: where water appears, when it happens, photographs, previous reports and any repair history. This helps narrow the initial work area, but the visible symptom does not determine the final repair location.

Close-Up Exterior Inspection

Rope access allows our technicians to examine joints, flashings, gutters, coatings and other exterior details at the affected elevation. We can inspect nearby areas if the first suspected location does not explain the leak.

Agreeing on the Repair Scope

Some leaks can be addressed through a targeted sealant, joint or membrane repair. Others require further investigation or work by another specialist. We explain what we have found and agree on the appropriate next step before additional work proceeds.

Identifying the Likely Entry Point

We look for defects that could allow water through the building exterior, including failed sealant, damaged membrane sections, openings around penetrations and deteriorated high-level details. We document relevant findings so the proposed repair is tied to an observed problem.

Completing the Repair

Where the confirmed defect is within our scope, our rope access team can carry out the agreed work at height. The method and materials depend on the location, substrate and condition of the affected area.

Reporting and Follow-Up

Photographs and completion notes give building managers a record of the area inspected and work performed. If we identify other defects or areas requiring monitoring, these can inform the building’s ongoing maintenance plan.

The aim is to find the water entry point and address the cause, rather than repeatedly patching the visible symptom.

Why Use Rope Access for Leak Detection?

A technician performing rope access expansion joint replacement on a high-rise building, wearing safety gear and working efficiently on the exterior facade.

Leak investigations do not always follow a straight line. A technician may need to inspect above a stain, move across an adjoining joint or check a high-level gutter before the likely source becomes clear.

Rope access provides a way to reach those areas without committing to extensive scaffold installation before the fault has been located. It can be particularly useful for multi-storey buildings, restricted ground-level sites and localised defects.

For building managers, this offers:

  • Close-up access to difficult exterior details
  • Flexibility to inspect more than one suspected location
  • A smaller ground-level equipment footprint
  • Work planning around occupied premises
  • Photographs of defects that cannot be seen from the ground

The access method still depends on the building and the work required. We assess the site before recommending an approach.

Why Choose Connect Access

Connect Access works on commercial building exteriors across Auckland and Hamilton. Our rope access technicians can investigate leaks at height and undertake related repairs such as joint sealing and suitable waterproofing work.

We understand that property managers need more than a quick patch. They need a clear account of what was inspected, what caused the problem where it can be determined, and what work was completed.

Commercial Building Leak Frequently Asked Questions

We can inspect the exterior areas that may be contributing to the leak, including locations above or beside the visible damage. The investigation may need to extend beyond the first suspected point because water can travel within a building before appearing indoors.

Yes, where the cause is confirmed and the required repair is within our scope. We discuss the findings and proposed work before proceeding. Some defects may require another specialist or further assessment.

Our exterior work includes investigation and repair around façade joints, sealants, high-level gutters and suitable membrane or coating areas. We assess each building and defect before confirming the scope.

Often, yes. We plan access routes, work areas and timing around the site’s normal use. We will explain any temporary restrictions needed for the specific job.

No. Rope access can provide close-up access to many high-level exterior details with less ground-level equipment. The right method depends on the building, the suspected location and the work needed.

Send the building address, approximate height, photos of the dampness or leak, details of when it occurs, previous inspection or repair reports, and any photos of the exterior area you suspect. We may recommend a site visit to establish the investigation scope.
