Most property owners ask the repaint question at the wrong moment — when the paint is already visibly failing, tenants have started commenting, or a body corporate meeting has turned into a debate about who should have raised it sooner. Repainting on a planned cycle rather than a reactive one is cheaper, less disruptive, and protects the building envelope rather than just its appearance.
There’s no single number that applies to every building. How often a commercial exterior needs repainting depends on the substrate, the coating system, the building’s orientation and exposure, and how well it’s been maintained between coats. This guide covers the general repaint cycle for commercial and high-rise buildings in New Zealand, what shortens or extends it, and the signs that matter more than the calendar.
The General Rule: Every 5 to 10 Years
As a baseline, most commercial building exteriors in New Zealand need a full repaint somewhere between five and ten years after the last one. That range holds up across painting industry guidance and reflects what a well-prepared, quality coating system can reasonably be expected to deliver before it needs more than a wash and a touch-up.
Guidance on coatings and exterior painted surfaces notes that a quality three-coat acrylic system can be expected to perform for around 7–10 years, while an oil-based or alkyd system may only last 4–6 years — and those figures drop further, to roughly 5–7 years and 1–5 years respectively, on window sills and other angled surfaces that face greater exposure.
High-rise commercial buildings face a version of that same exposure gradient across their whole façade which is why upper storeys and weather-facing elevations are usually the first parts of a building to show wear.
What Actually Determines Your Repaint Cycle
Calendar age is a rough guide. These factors are what actually move a building toward the short end of the range or the long end of it.
Substrate
Different materials hold a coating system differently. Rendered or plastered claddings typically need repainting every 7–10 years to keep the whole system watertight, and painted concrete or masonry follows a similar pattern provided it’s properly sealed and maintained.
Steel cladding and structural steelwork behave differently as exposed steel coatings are engineered around a “years to first maintenance” durability rating rather than a fixed repaint date. Driven by factors like distance from the coast and rain-washing, identical steelwork with the same coating system will reach its maintenance point sooner on an exposed coastal site than it would inland.
Coastal and salt exposure
Salt-laden air is one of the most aggressive accelerants for coating failure in New Zealand. Buildings within a few kilometres of the coast, or exposed to onshore wind, will generally sit at the shorter end of any repaint range regardless of substrate, and unwashed, salt-affected elevations deteriorate faster than elevations that get regular rain-washing or a scheduled clean.
Orientation and UV exposure
North- and west-facing elevations in New Zealand take the most direct sun and typically fade, chalk, and break down faster than south-facing walls on the same building. On a high-rise, this often means one or two elevations need attention years before the rest of the building does — which is a strong argument for condition-based spot maintenance rather than waiting to repaint every wall on the same fixed date.
Coating quality and prior preparation
The single biggest variable within an owner’s control is how well the surface was prepared and what system was applied last time. Premium coating systems applied over correctly prepared, sound substrate consistently outlast budget systems or paint applied over a poorly prepped surface. A coating applied over an unresolved substrate problem (damp render, corroding steel, failed sealant) won’t last regardless of paint quality, because the failure is coming from underneath the coating rather than the coating itself.
Wind-driven rain and height
Taller buildings experience more wind-driven rain and greater temperature swings across their façade than low-rise structures, which is part of why high-rise repaint cycles often trend toward the shorter end of the general range, particularly on exposed upper levels and parapets.
Signs It’s Time to Repaint, Regardless of the Calendar
A fixed number of years is a planning guide, not a rule. These are the signs that outweigh the calendar:
- Chalking, a powdery residue on the surface when you run a hand across it, a sign the binder is breaking down
- Fading or colour loss, especially on sun-facing elevations
- Cracking, flaking, or peeling, which exposes the substrate underneath to moisture
- Corrosion staining or rust bleed around fixings, flashings, or steel elements
- Sealant and joint failure around movement joints, window surrounds, and panel junctions
- Visible efflorescence or damp patches, which usually indicate moisture is already getting past the coating
Once cracking or peeling starts, deterioration accelerates. Water gets behind the coating, and what would have been a straightforward repaint becomes a repair-and-repaint job with more preparation, more cost, and more access time.
Maintenance Between Repaints Extends the Cycle
A repaint isn’t the only lever available to a facilities manager. Annual washing to remove salt deposits, grime, mould, and general atmospheric contaminants measurably extends the life of a coating system, because those contaminants are what interact with and break down the paint film over time.
Regular building washing, combined with prompt repair of small defects (a cracked sealant joint, a chip at an edge, a damaged flashing) before they become entry points for moisture, is the cheapest maintenance a building owner can do to push a repaint further into the future.

Because different elevations of a building age at different rates, the most cost-effective approach is often condition-based maintenance on individual façades rather than a full repaint of every wall on a fixed schedule. That only works, though, if your access method makes it practical to treat one elevation, one level, or one section of parapet without mobilising a full scaffold.
