Façade Inspections for Commercial Buildings: What to Check and When 

Most commercial building owners only get a close look at their façade when something has already gone wrong. By the time a leak has appeared or a tenant has reported a crack near a window., the problem has usually been developing for years, quietly, on an elevation nobody was checking.

A façade inspection programme flips that around. Instead of reacting to visible damage, it puts a structured, repeatable check on the building’s exterior so problems get caught while they’re still cheap to fix.

This guide covers what a proper commercial building façade inspection actually looks at, how often different checks should happen, and how the findings should feed into a maintenance plan rather than sitting in a drawer.

Why a Structured Inspection Programme Matters

A façade does a lot of quiet work. It keeps water out, protects the structure underneath, and takes the brunt of UV, wind, and, depending on the site, salt exposure, all day, every day. Left unchecked, small defects compound: a hairline crack becomes a moisture path, a moisture path becomes corroding reinforcing steel, and corroding steel becomes a structural repair instead of a $200 sealant job.

This isn’t just good practice. A long-term maintenance plan covering common property, which includes the building’s exterior is the standard.

What to Check: A Façade Inspection Checklist

A thorough inspection moves across every building element systematically, not just the parts visible from the street.

Coatings and render. Look for chalking (a powdery residue when the surface is touched), fading, cracking, flaking, or peeling. These are early indicators the coating system is breaking down and the substrate underneath is becoming exposed.

Sealant and movement joints. Sealant around window surrounds, panel junctions, and expansion joints degrades well before the surrounding cladding shows visible wear. It’s one of the most common sources of water leaks.

Concrete and masonry. Check for spalling, cracking, and any staining that suggests moisture is tracking through the substrate. Spalling concrete with exposed or rust-stained reinforcing steel is a priority item as it signals the corrosion process has started inside the concrete, and it only gets worse with time.

Structural steel and exposed metalwork. Look for rust bleed, coating breakdown, and any signs of active corrosion on brackets, lintels, balustrades, or structural steel elements. Corrosion control at this stage — cleaning, treatment, and recoating — is dramatically cheaper than dealing with section loss later.

Cladding and fixings. Check panel fixings, brackets, and any penetrations through the cladding for looseness, corrosion, or failed sealant. A single failed fixing point can be the entry path for an entire building’s worth of water ingress.

Flashings and drainage. Parapet cappings, window head flashings, gutters, scuppers, and overflow paths all need checking for damage, blockage, or degradation. These details do a disproportionate amount of the work keeping water out, and they’re often the last thing anyone thinks to inspect.

Balconies and waterproof decks. Check membrane condition around upstands, outlets, and penetrations, along with deck coatings and drainage falls, since ponding water finds any weakness in a membrane system quickly.

Signage and fixtures at height. Anything bolted to the façade, like signage, should be checked for corrosion and fixing security, both for weathertightness and because a failed fixing at height is a falling-object risk.

Height safety anchors and access systems. If your building has permanent anchor points, static lines, or a rail system, their condition and certification status should be reviewed alongside the façade itself, since the same access programme is usually the one that reaches them.

How Often to Inspect

There’s no single number that fits every building, but a reasonable structure looks like this:

  • Annual ground-level visual review: a walk-around checking for obvious change: new staining, visible cracking, fading, or damage since the last review. Low cost, catches the obvious issues.
  • Full close-up inspection every 3–5 years: a proper up-close assessment of every elevation, including setbacks, soffits, and details that can’t be seen from the ground, ideally carried out by a technician who can physically reach each part of the façade rather than assess it through binoculars.
  • After significant events: storms, high winds, or seismic activity warrant an out-of-cycle inspection, particularly for parapets, cladding fixings, and anything flagged as marginal.
  • Before major maintenance decisions: a façade assessment before committing to a repaint, recoating, or repair project gives an accurate scope, rather than pricing work based on what’s visible from ground level and finding additional defects once access is underway.

Non-Destructive Testing for a Deeper Assessment

Visual inspection catches most defects, but some conditions like corrosion beneath a coating, delamination in render, or thickness loss in structural steel need more than a visual check to confirm.

Non-destructive testing methods, including ultrasonic thickness testing and tap testing for render delamination, can assess these without damaging the surface, giving an accurate picture of what’s happening beneath the visible layer. This is particularly relevant for older buildings or ones where a visual inspection has already flagged a concern worth investigating further.

Turning Findings Into a Maintenance Plan

An inspection is only useful if the findings go somewhere. A good façade inspection report classifies each defect by urgency with enough detail to actually budget and schedule the work, rather than a vague “recommend further investigation.”

That structure is what turns a one-off inspection into an ongoing maintenance plan, and it’s what a body corporate or facilities manager needs to justify budget decisions to owners or stakeholders.
